A central heating system will create a warm temperature to the whole interior of a building from a point to multiple rooms. This system may combine with the other system in order to control the building climate that will convert the whole system into a HVAC (heating, ventilation and air conditioning system). If you have heating system you should have a central heating service carried out regularly. There are chances that there may be some untrained trade men may simply carry out a safety check without a proper inspection and cleaning. So make sure that you are hiring only professionalized and trained one who will stripped down your boiler and the major components will be cleaned and tested which will take at least an hour to complete.

You should service your boiler regularly yearly once and the services should be especially important if you have a condensing boiler. The reason is that these feature condensate traps which must be cleaned out once a year. Try to choose a plumbing firm which have licensed and insured so that if there is any problem after the trade men has left, you will be covered for this.

An excellent place to start is the Database of State Incentives for Renewables & Efficiency (DSIRE)’s website www.dsireusa.org. They have a complete database of all state incentives and policies for renewables and efficiency as well as provide links to Federal incentives. These incentives come in the form of tax breaks/credits, grants, and loan guarantees and utility company rebates, depending on any number of variables. This site is quite verbose and we recommend browsing it on your own, however here are a few highlights we found interesting:

Energy-Efficient Mortgages:

Homeowners can take advantage of energy efficient mortgages (EEM) to finance a variety of energy efficiency measures, including renewable energy technologies, in a new or existing home. The U.S. federal government supports these loans by insuring them through Federal Housing Authority (FHA) or Veterans Affairs (VA) programs. This allows borrowers who might otherwise be denied loans to pursue energy efficiency improvements, and it secures lenders against loan default.

Residential Energy Conservation Subsidy Exclusion

“Utility rebates. If you are a customer of an electric utility company and you participate in the utility’s energy conservation program, you may receive on your monthly electric bill either: a reduction in the purchase price of electricity furnished to you (rate reduction), or a nonrefundable credit against the purchase price of the electricity. The amount of the rate reduction or nonrefundable credit is not included in your income.”

Residential Energy Efficiency Tax Credit

The credit applies to energy efficiency improvements in the building envelope of existing homes and for the purchase of high-efficiency heating, cooling and water-heating equipment. Efficiency improvements or equipment must serve a dwelling in the United States that is owned and used by the taxpayer as a primary residence. The maximum amount of homeowner credit for all improvements combined is ,500 for equipment purchased during the two-year period of 2009 and 2010.

ComEd Smart Ideas for Your Home Efficiency Program

Commonwealth Edison (ComEd) offers residential customers and building owners (or managers) incentives for certain energy efficiency upgrades and improvements. Incentives are available to residential homeowners for lighting and refrigerator/freezer recycling. Building owners and property managers are eligible to receive incentives for certain efficiency upgrades in residential buildings where electricity is used for both water heating and space heating.

Peoples Gas – Chicagoland Natural Gas Savings Program

Peoples Gas offers the Chicagoland Natural Gas Savings Program to help their customers to purchase energy efficient equipment. Homeowners, landlords and small business owners are eligible for rebates on energy efficient furnaces, boilers, water heaters, insulation, and clothes washers. To qualify, gas furnaces, boilers, and water heaters must be installed by professional contractors. Property owners may opt to self-install insulation or hire a professional contractor. A full list of eligible models and insulation and instructions on how to apply for the rebates can be found on the Chicagoland Natural Gas Savings Program website. Applications must be made no later than 60 days after the equipment purchase date.

There are quite a few more for those willing to outfit their home with renewable energy sources such as solar power, etc.

And the winner is, Kate Boiler Winslet. And up she comes to accept the award, tears streaming and words askew, forgetting which manufacturer to thank and which energy supplier to mention.

No, only joking, and of course, for the second year running, the best boiler for 2008 is the Baxi Duo-tec Combi 28HE. This particular beauty was voted, again, the Best Buy by Which, the leading consumer magazine.

Which picked 52 boilers from leading manufacturers and put them through a rigorous testing procedure. The criteria included energy efficiency, emissions, fuel consumption, hardiness and, importantly, how easy they were for a Corgi registered gas engineer to service and install.

From the 52 boilers, a final line-up of eight were labelled Which Best Buys. They were deemed to be highly efficient and easy-to-use, and some of the easiest to operate and service.

And from the final eight was selected the ultimate Best Buy of the all, the Baxi Duo-tec Combi 28HE which came out with the highest score of them all at 79%. It won five star ratings in the categories of efficiency, performance, emissions, features and installation. Four star ratings were given for its power and ease of use. And Which particularly praised the Baxi Duo-tec Combi 28HE’s suitability for smaller houses and flats.

The Which report was fulsome in its praise, stating: “It’s one of the few boilers we’ve tested which reaches the very highest efficiency standards, matching its claims to meet the A SEDBUK standard. As well as offering excellent efficiency, this boiler is reassuringly easy to use. Its instruction manuals are well organised and the controls on the boiler are simple too.”

By the way, in case you didn’t know, SEDBUK stands for Seasonal Efficiency and it is a rating scheme to assess the efficiency of a domestic boiler. It represents an average annual efficiency rating of a domestic boiler which runs in a typical house, having made certain assumptions including usage pattern, control mechanisms and climate. SEDBUK is a government backed initiative developed under their Energy Efficiency Best Practice Programme. It involved the co-operation of the major boiler manufacturers in the testing of their products over a three-year period and then calculating a theoretical seasonal efficiency model for each one.

To take a quick look at the Baxi Duo-tec Combi HE range, it represents the state of the art in boiler technology. It is also one of the most efficient, converting more than 90% of their fuel to heat and this earns them the A SEDBUK rating. Current Government legislation states that all new boilers, where practically possible, should have a High Efficiency rating of at least 86%.

Powerflushing is a fairly straightforward process of cleaning central heating system and boilers. It is a great way of removing rust, sludge and limescale.

However, if attempted by someone who does not know what they are doing you could end with with ruined radiators, blocked pipework or even a knackered boiler.

If you have a central heating system that has a condensing boiler or microbore pipework (8mm or 10mm in diameter into the radiators) you MUST make sure that the company you employ really knows what they are doing.

Here are ten tips to guarantee a great result:-

1/ Always phone and speak to the business owner. He/she should ask you questions like what boiler do you have, how many radiators do you have, where do you live and what size pipework do you have going into the radiators?

2/ Always check that they have public liability insurance – because any professional firm will.

3/ Ask for the names and phone numbers of their three most recent customers. And always ring at least two of them.

4/ When you check on the references the company gives you ask the following; were the employees polite and hardworking, did they know what they were doing, did they wear protective footwear and, most importantly, did they solve your problem?

5/ Make sure that they offer a guarantee. These days a two year guarantee is a good benchmark. Some companies will offer a five year guarantee if you have ‘Magnaclean’ fitted. This a magnetic filter that will stop most sludge and or rust coming into your boiler when fitted in the right place I,e, on the return pipework directly next to the boiler. However, unless you have a VERY dirty system and a modern condensing boiler putting one in might be a waste of your money.

6/ Be aware that British Gas say they give you a lifetime or a ten year guarantee (it depends who you talk to on the phone). But, their definition of lifetime seems to be ‘for the lifetime of your monthly payment to us.’

On the day….

7/ They should be friendly and confident about what they are doing.

8/ They should start the system (unless your boiler is completely out of action) and check each radiator to what kind of heat is getting in before they start.

9/ If you have an open-vented system (in most cases that means that you have a hot water cylinder and not a combination boiler) Make sure that the person doing the job goes up into the attic and cleans out the feed and expansion tank.

10/ When they finish work they should explain what has been done and either hand you your report of findings there and then or confirm that your report and guarantee will follow by post.
